Historic Suffolk country pub sold to international buyer

A historic country pub near Newmarket has been sold to an international purchaser who is planning to relocate back to the UK.

The Three Ways Country Pub & Restaurant, in the picturesque Suffolk village of Cowlinge, was sold by Sidney Phillips from an asking price of £490,000. The freehold property dates from 1643 and occupies a central village location around 10 miles south-east of Newmarket and 20 miles east of Cambridge.

Built in red brick beneath slate and tiled roofs, the detached two-storey pub combines period character with a range of established trading spaces. Its bar, restaurant and dining or function room provide seating for around 50 to 55 customers, while the grounds include a lawned trade garden with capacity for more than 50 people and parking for 12 vehicles.

The property also includes a commercial kitchen, an on-level cellar and private owners’ accommodation comprising a living room, two bedrooms or office space, a kitchenette and a bathroom. Outside, there is a gazebo with a brick-built grill, a private patio and garden, and a workshop.

The business has been known locally for its summer barbecues and themed food nights, drawing customers from Cowlinge and the surrounding towns and villages. Its location also places it within easy reach of Newmarket’s racecourses and visitor attractions across Suffolk and Cambridgeshire.
